Purchasing property in Turkey is now very easy, as long as
you go to the right people for the right advice; this takes
away all the stress of purchasing. Crystal Homes Turkey

Turkey but you need someone on your side to ensure that
everything is being done with your best interests in mind
Costs
Involved
Solicitor:
£150.00:
The solicitors charge is set
by the Turkish law society).This is paid directly to the
solicitor on the first visit when contracts are drawn.
Notary:
£50.00-£60.00:
If you wish to give power of attorney this is done through
a Notary.
Translator: £100.00:
we would
advise that customers use an official court sworn translator
when the contracts are drawn up and at the transfer of title
deeds. The charge includes the use of the translator at all
times that they are required.
Deeds Transfer Tax (Buyers
Tax) (Tapu):
This
is 1.5% of the cost price declared on the title deed which
may be different to the purchase price of the property. The
Builder or owner of the property will also pay 1.5%
Council
(Municipality)
Tax: £140.00:
This is for the property to be registered and
map referenced, similar to land registry in the UK
Government Tax: £100.00:
An
administration charge to the government for performing the
Military checks. These are compulsory for all foreigners
buying any property in Turkey.
Electricity/Water Connection
Charge: £300.00:
This is a standard charge for the services to
be connected and transferred to the customers name when the
purchase is complete. This charge may vary slightly for
different areas. On a resale property the charge is less
than for a new property and again is dependant upon the
area.
Agency Commission Charge:
3% of the value of the property. This is a standard price
charged by all estate agents and is payable once the
contracts have been drawn up. It is usually paid at the time
of the first installment of the payment schedule.
Earthquake Insurance:
It is now
compulsory for all foreigners who purchase property to
obtain earthquake insurance. The cost is dependant on the
type and location of the property but can be anywhere
between £30.00-£100.00. We would also recommend our
customers obtain buildings and contents insurance also.
All of
the costs as outlined above are compulsory and in addition
to the agreed purchase price of the property you wish to
buy. Some of the charges are payable at the time the
contracts are drawn and some at the completion when the
title deeds are transferred to the new owner.
Residency
If you
are considering purchasing a property here in Turkey as a
holiday home or as a permanent residence, you will require
visas. For holiday homes, a three month tourist visa is
generally sufficient, obtained on arrival at the entry
airport at a cost of £10 per person. This can used as many
times as you wish during the three month period.
For
longer periods and permanent residency, a resident’s permit
is required. These can be obtained prior to entry to Turkey
from the Turkish Consulate in London for one year, or after
arrival with a tourist visa for periods up to five years.
